Asphalt sealcoating is a process of using a tar based liquid ( similar to the same liquids that go into the tar in asphalt) to seal off cracks and protecting from water damage and protecting the integrity of your driveway. As well as creating a shield to protect asphalt from degrading chemicals such as gas leaks, oil leaks, and other harmful chemicals the can decay your asphalt.
how long does sealcoating last?
The basic answer is life of sealcoat is 2-3 years, however, a lot of variables play into this estimate. Asphalt that is under the shade of trees, that has traces of sealcoat over it, with little to no traffic (like a shaded house driveway ) can last up to 4 years with out needing to be sealed again. however a very oxidized piece of asphalt, directly in the sun, with tons of traffic, ( like and old shopping center parking lot) might only last 1.5 to 2 years.
is sealcoating necessary?
Yes, it is a necessity as you need to protect your valuable asset. If you want your driveway to last, sealcoating is the way to go. Unprotected asphalt leads to cracks and potholes that can severely damage your foundation. as well as adding curb appeal to your home or business.

WHAT IS ASPHALT PATCHING ?
The best thing about having asphalt is how repairable it is, lost of the time major issues to a driveway or parking lot is restricted to a single area, so generally can be repair without having to replace the entire driveway or parking lot. patching is the going over the top of or cutting out and removing sections of asphalt and replacing with new hot asphalt. sometimes asphalt needs to be cut out and removed to fix the issue which we call a “saw cut patch”. although many patch’s can just have a layer of asphalt directly over top of it. known as a “skin patch “.
